The Golden Visa is the UAE's most prestigious residence — 10 years, renewable, family included, no requirement to stay every 6 months. There are seven legitimate paths in. Pick the one that matches your reality, not the one your agent prefers.

1. Real estate investor

Own UAE real estate worth AED 2 million or more (single property or combined). Off-plan with at least 50% paid counts. The property must be unencumbered to the value of AED 2M.

2. Public investor (AED 2M deposit)

Deposit AED 2 million in a UAE-licensed bank in a 3-year fixed term, plus retain a UAE residence visa via company. We have helped clients structure this with retainer banking partnerships.

3. Entrepreneur

Founder of a UAE startup with a project valued AED 500,000+ in tech, science or knowledge sectors. Endorsement from an accredited business incubator (e.g., Hub71, Dubai Future Foundation) is the practical gate.

4. Specialised talent

Doctors with relevant specialisation, scientists with recognised awards, engineers in specific categories, executives earning AED 30,000+/month with a valid employment contract.

5. Outstanding talent

Athletes, artists, authors, inventors with internationally recognised achievements. Requires nomination by the relevant federal authority (Ministry of Sports, Ministry of Culture).

6. Top students

UAE high school top performers (95%+) or top university graduates with GPA 3.8+ from top global universities. Often used by parents who relocate to follow their student-children.

7. Humanitarian and pioneers

Frontline workers from the pandemic, recipients of UAE honours, founders of registered charities — niche but real.

Application strategy

The two routes that win most often for our clients are the entrepreneur path (for founders) and the specialist path (for executives earning AED 30k+). Both require the right paperwork structured the right way. We assess eligibility free of charge and only proceed when we are confident in approval.

The fastest rejection comes from applying on a borderline category. The fastest approval comes from a clearly documented case in your strongest category — even if it is not the most prestigious one.
